Dear Applicant,
Thank you for deciding to apply for an apartment. In an effort to speed the approval process along there are a few steps you must take and a few things you should know:
- Everyone living in the unit over the age of 18 must complete an application.
- ALL APPLICANTS AND CO-SIGNERS MUST SUBMIT
- A completed and signed Keyah application
- Signed New York State Landlord/ Tenant Disclosure form
- Signed Airbnb policy form
- Government Issued ID
- A Landlord Reference Letter
- Employment letter dated within the last 30 days, signed, & on company letterhead. It must state the length of Employment and salary.
- Previous year’s 1040(a) forms of the tax return (to substantiate income)
- There is NO Charge to have Keyah Enterprises run Applicant(s) credit. Applicant(s) may supply their own report provided it is dated within the last 30 days.
- The application(s) must be filled out completely and submitted with all of the items above, and be delivered to Keyah Enterprises, Inc. at 165 West 73rd Street (between Amsterdam Ave. & Columbus Ave. in Manhattan).
4 . All applicants should be aware that your lease will require an approved Co-signer(s) at the Landlord’s discretion if: (a) your income does not equal at least 40 times the rent or, (b) you have not been employed at your present job for at least six (6) months or, (c) you have credit score under 700 or no credit history.
- All leases commence on the first day of the month. Typically, your move-in date will be the 6th or 7th of the month, as the unit will need to be painted and cleaned after the prior tenants vacate. Rent is pro-rated accordingly.
- If you are moving with a pet, a separate pet application must be completed as well. A nonrefundable fee will be required per pet. Cats come with a $250.00 fee per cat (max number approved will be 3) Dogs less than 30lbs come with a $500.00 fee and dogs over 30lbs come with a $750.00 fee.
Remember, the sooner you submit all the required materials, the sooner you will have a new home!
